The HIVE Modular B-Line Small

Because the lot size at the new house is fairly large, we have toyed with the idea of building a second structure behind our house in the future. One of the things we have been looking at is Rocio Romero’s LVM. A 625 square foot guest house that comes in kit form and starts at around 24k. This does not include things like windows and doors though, so the build price goes up considerably before it is all said and done. I spoke with a friend in Napa last week and he told me his total build cost was over $250.00 a square foot when it was all over.

This morning however I found a new modular product from HIVE Modular, the HIVE B-Line Small.The B-Line is a 990 square feet home with 6 rooms: 2 bedrooms, living room, kitchen, dining room and bathroom. The build cost $185/sq ft.

HIVE B-Line Small, features a flat-pitched roof design and visually is a pretty solid match for our current studio 804 designed house. The house is clad in fiber cement, and the interior is completed with environmentally friendly products including concrete counter tops, no-VOC interior paint, FSC-certified framing wood and locally sourced flooring. The structure has a rainwater collection system, and comes complete with energy-efficient appliances.

When it is all said and done, the cost of both structures is about the same, the difference is that the HIVE B-Line Small would get me an extra 365 square feet, but I really like the way the LV series looks. Either way, it doesn’t matter. I have to fix the driveway, landscape¬† and finish the basement before I even think about building any kind of studio/guest house.
